HVAC Project/Site Manager

We are looking for a Project Manager to evaluate bid specifications and drawings for service and construction projects, and coordinate, execute, and maintain an effective field organization utilizing the necessary engineering, labor, equipment, materials, tools, subcontracted services, and other company resources to effectively perform the scope of contracted work within an allotted budget and timeframe.
Essential Functions
- Understands Industrial HVACR principles, theory, and overall system operations
- Researches equipment, components and field conditions with oversight from senior PM
- Formulates bids and devises plan for project execution with oversight from senior PM
- Communicates with existing and new customers to provide bids for work ranging from small and mid-size service jobs to large installation projects
- Prepares work to be accomplished by gathering information and requirements; setting priorities
- Solicits and maintains communication with subcontractors and vendors
- Prepare subcontractors bid packages
- Evaluates offers to purchase by costing changes, additions, and site requirements
- Work with service and construction management teams to follow up on bids and budgets to close the business
- Performs take offs of blueprints and performs accurate job costing to ensure all costs and requirements are met to perform installs
- Obtains and review submittals for review of unit change out and retrofits
- Perform job walks and site surveys to better evaluate potential projects and retrofits
- Contact and communicate with general contractors regarding proposals and estimates
- Evaluate lead services such as Dodge and Bidmail regarding potential construction opportunities
- Obtains bids from vendors and subcontractors by specifying materials; identifying qualified subcontractors; negotiating price
- Ensures proper coverage from subcontractors on bid day
- Contacts supply houses to obtain additional vendor bids
- Shows creativity and resourcefulness to gain better pricing from subcontractors
- Submits 100% of bids and budgets by the bid deadline
- Maintains quality service by following organizational standards
- Maintains continuity among corporate, division, and local work teams by documenting and communicating actions, irregularities, and continuing needs
- Prepare and maintain a directory of suppliers, contractors and subcontractors
- Visit sites and record information about access, drainage, structural limitations, and availability of services such as water and electricity
- Comply with all applicable standards, policies, or procedures, such as safety procedures or the maintenance of a clean work area
Other Functions
- Performs other related duties, as assigned, for the purpose of ensuring the efficient and effective functioning of the work unit
Job Requirements - Minimum Qualifications
- GED or High School diploma
- 10+ years field experience in the HVACR industry
- Ability to read and interpret blueprints
- Reading and understanding of technical manuals and schematics
- Ability to speak effectively with customers one-on-one
- Excellent communication skills, both oral and written
- Must have a valid driver’s license with a clean driving record
- 10+ years related experience and/or training in cost estimation or equivalent combination of experience and training highly recommended
- Solid knowledge of the construction process
Physical Demands and Working Environments
Work is mainly performed at a single construction site. May be exposed to sounds and noise levels, that can be distracting and uncomfortable.

- Occasionally exposed to moving mechanical parts; high precarious places; fume or airborne particles; toxic or caustic chemicals; and risk of electrical shock
